# Homes and housing in Fairport and Perinton

If you are looking at homes, the village line tells you more than the ZIP code does. Most homes in the village were built before 1940, and more of them are rented than in the rest of the town, where most homes date from the 1950s to the 1980s. Prices are harder to call: the village medians are lower, but not by more than the survey's margin of error. ## Village or town

The Village of Fairport is inside the Town of Perinton, so the town figures below include the village; about 1 in 9 town residents lives in the village. A Fairport mailing address (ZIP 14450) doesn't put a house in the village, so check it on the village's [Am I in Fairport? map](https://fmcvof.maps.arcgis.com/apps/webappviewer/index.html?id=b1b759717e61409180f3b482c6c77d3b). ## Homes by the numbers

These are U.S. Census Bureau American Community Survey (ACS) 5-year estimates for 2020-2024, the newest release. Each figure is an average of five years of survey responses, not a count from this year. The table code after each measure is the ACS table it comes from.

The number after ± is the margin of error at 90 percent confidence. The village is small, so its margins are wide.

What the margins mean for the comparison:

- **Housing age is the clearest difference.** Most village homes were built before 1940. Most town homes were built from the 1950s to the 1980s.
- **More village homes are rented.** The gap is larger than its margin of error.
- **Home values and rents:** the village medians are lower than the town's, but the gaps are inside the margins of error. The survey cannot say the village is cheaper.
- **Trip to work:** about the same in both.

Median home value is what owners estimate their home would sell for. It is not a sale price. Median rent is gross rent, which adds utilities the renter pays to the rent itself.

## New homes before the town

Six housing projects are before the town, all outside the village. Together they would add about 200 homes. Two have their final town approvals, Powder Mill Apartments has its special use permit but still needs other approvals, and three have public hearings on Wednesday, October 21. Home counts are the ones in the town's notices. Approval is not construction: no firm start dates have been announced, and for Ashbury Park the applicant's representative said work would start next fall at the earliest.

The Town Board also holds hearings on Monday, October 5 on a proposed pause on approvals for projects of five or more homes in the Hamlet of Egypt, the ECCO District and Bushnell's Basin. The drafts say the pause would last up to six months, though their titles still say one year.
